Riverside on the James

This is a mixed use project consisting of two separate buildings. The first building is a 9 story, 230,500 square foot Class A office building on top of a 6 story, 800 space, parking deck on top of one level of retail and a one story basement. This building was constructed over the footprint of an old power plant and utilizes the original river wall as part of the final structure. The lower levels were constructed of cast-in-place post-tensioned concrete while the office building was constructed from structural steel. This building was founded on drilled piers. The second building is a 10 story building with a two story extension. This building contains 122 multi-family units and approximately 70,000 square feet of retail space. The 10 story structure was constructed of cast-in-place, post-tensioned concrete, while the two story extension was constructed of structural steel. This building was constructed over the original water outlet associated with a historic hydro-electric power plant that was also renovated. Foundations were high capacity micro-piles. In addition, part of the two story extension was supported by the original power plant masonry walls.
